Job Description

Job Title: Construction Project Manager, BTR - Asset Management
Reports to: VP, Asset Management (Development, Construction)

Job Purpose:
- The Build to Rent (BTR) Project Manager will be responsible to assist the VP, Asset Management with the administration of the residential development projects (and the construction/renovation projects), as well as all aspects of the draw requisition process.

Essential Job Functions (Duties/Responsibilities):
The BTR Project Manager, Asset Management will have the following duties and responsibilities, including but not limited to:
• Periodically travel to inspect residential development progress and property condition/construction/renovations.
• Monitor and track the progress of the development/construction/renovation projects, including leasing status.
• Work with the Construction/Rehab Team (VP, Asset Management, Project Manager and Construction Analysts) on processing all draw requisitions.
• Assist in the processing of all payment requests and payment applications including preparing the necessary paperwork for sign off by various internal departments such as Asset Management, Accounting, Treasury, Servicing, etc.
• Coordinate site inspections with third-party engineers.
• Obtain and review property reports from engineering/consulting firms, and city agencies.
• Create and maintain spreadsheets and calendars to track the draw requisition process.

Qualifications
Education: Bachelor’s degree; concentration in Real Estate and/or Construction Management preferred.
Experience: Minimum five (5) years of residential development and construction, and real estate project management/capital project experience, with knowledge of renovation/construction terminology.

Knowledge/Skills/Abilities:
• Be familiar with and have had experience in the single-family development/construction process, and have knowledge and understanding of the related terminology.
• Have working knowledge and experience of the administration, bookkeeping, and accounting of the development/construction process.
• Proficiency in Microsoft Outlook, Excel and Word.
• Excellent organization, communication and multi-tasking skills.
• Must be hard-working, a quick learner, detail-oriented, well-organized, and possess an excellent work ethic.

Travel: Approximately 25%
