Job Description

Director/VP Preconstruction for Developer of Multi-family projects

Experience-
- Minimum 15 years experience in garden, wrap and podium (both 5A and 3A types), mid-rise and high-rise multifamily market rate rental and mixed-use. Any senior housing (IL, AL, memory care) experience is a plus
- Minimum 12 years in Preconstruction/Estimating from conceptual level pricing through to final GMP pricing
- Similar role with a General Contractor or Developer/Builder

Responsibilities-
- Propose various building massing options depending on site characteristics (footprint, topography etc.) to optimize density and/or return on investment
- Prepare preliminary construction cost estimate from conceptual plans for projects in Mid-Atlantic, Texas and Carolinas regions
- Prepare bid documents, whether a RFP for negotiated work or complete bid documents for competitive bidding
- Assist in managing design team to ensure cost effective design in compliance with Company’s objectives
- Level RFPs and/or competitive bids and make recommendation of General Contractor selection
- Suggest/analyze/recommend various VE opportunities
- Negotiate contract exhibits (schedule, clarifications, allowances, alternates etc.) with selected Contractor (any experience negotiating GMP/General Conditions contract language would be considered a plus)

• In depth knowledge of design and construction practices and materials
• Exceptional verbal, written, and stand up communication skills
• Working knowledge of estimating, purchasing, and scheduling
• Highly refined interpersonal and leadership skills
• Strong planning and risk management skills
