Job Description

POSITION OVERVIEW
The Purchasing Agent purchases materials; manages trade contractors to maintain a competitive edge on costs; meets the company’s standards for quality; reliability, and overall performance of subcontractors and suppliers. The Purchasing Agent ensures that materials are purchased at the best prices as well as, for the most qualified trade contractors. This individual develops and maintains a base of qualified trade contractors and suppliers.

Essential Duties and Responsibilities

Achieves a high level of customer satisfaction through selection of products, vendors, and building techniques.
Recruits, selects, and maintains a base of qualified, superior and motivated Trade Partners and suppliers with mutually beneficial relationships.
Negotiates prices, terms, and rebates with suppliers, manufacturers, and Trade Partners.
Ensures that all Trade Partners are under formal agreement - standard master agreement with pricing exhibit and scopes of work.
Ensures that all necessary documentation is collected from Trade Partners prior to start of work (i.e. application form, certificates of insurance, W-9, etc.)
Negotiates and contracts best pricing for the longest period as possible (i.e. one year, for the life of the subdivision, etc.).
Bids out cost types whenever current Trade Partners give notification of price increases.
Continually researches and implements innovative products, techniques, and changes in the home building industry.
Assists in maintaining accurate standard specifications and scopes of work for each cost type.
Provides consistent and reliable support to the pre-construction and construction team.
Establishes and maintain a Trade Partner/Supplier performance evaluation system
Generates and distribute accurate purchase orders within the standard time frame
Provides support to estimator(s) and construction when product, material, or labor pricing is needed.
Provides product training and information sessions to other departments when needed.
Responsible for keeping showrooms and model homes supplied and updated with product offerings and selections.
Maintains and updates included and optional feature catalog.
Maintain and update pricing in the database.
Processes special pricing requests within the standard time frame.
Coordinate Quality Assurance walks with designated suppliers.
Schedules and conducts site walks with suppliers.
Telecommuting is an available option for this role so long as productive standards required of the position is maintained and after successfully completing the in-office training period.
Must have a valid driver’s license to visit site locations, trades, and other locations, as required by the position.
Other duties as assigned; be flexible.

Qualifications

High School Diploma with a minimum of four (4) years experience in a purchasing, procurement, administrative, or data entry role preferably in the construction and/or home building industry.; OR
Bachelor’s Degree in Business, Supply Chain Management, Construction, or closely related field with a minimum of two (2) years experience, preferably in the construction and/or home building industry.
High level of verbal and written communication skills.
Thorough and high attention to detail.
Well organized with the ability to handle multiple activates simultaneously.
Proficiency in communicating with vendors and building relationships with industry partners.
Other Skills and Abilities

Ability to work effectively under extreme pressure to meet deadlines.
Ability to operate in a high volume, fast-paced environment.
Ability to utilize the available time to organize and complete work within given deadlines.
